Locating Plumbing Leaks Under A Concrete Foundation

When a pipe under a concrete foundation stats to leak, it is considered a slab leak. While they typically happen in older homes, we have found even new construction is susceptible to slab leaks. 

Water leaks under a slab foundation are not always obvious, look for these signs:

A decrease in water pressure

The pressure in the plumbing decreases if there is a water leak. Since you can’t see the leak, you will need special equipment to locate the source. Guessing and digging can end up making a mess and costly repairs. 

Increase in water usage 

Whether you’ve noticed a sudden spike or gradual increase in your water bill, it can indicate a water leak. 

The sound of water running 

You may have become accustomed to the sounds in your home makes, but be mindful of any dripping sounds, the faint hum of running water when all water using appliance are turned off, hissing or rattling of pipes. These sounds may be more evident when the appliance, toilet, shower, or bathtub, are being used or shortly after.

Check for hot spots on the floor

When the hot water line has sprung a leak under the floor,  water accumulates. The heat transfer creates warm areas on the floor. 

Take a good look around the outside of your building

Slab leaks tend to build up moisture that ends up outside your home. Look for mud, standing water, moss or an area that is greener than others.

Look inside the build for cracks in the ceiling or walls

Hairline cracks can happen over time as the building settles, new or sudden cracks may indicate a slab leak.

Locating a Slab Leak

You can attempt to look for them yourself by poking random holes in the walls, tearing up floor boards and digging around the yard.
